Is fall a good time to sell in Las Vegas? What September's numbers say

Las Vegas REALTORS released its September 2026 numbers in early October. Here is what they mean if you are thinking about listing this fall.
Prices are holding steady
The median price of an existing single-family home in Southern Nevada was $470,000 in September. That is down 1.1% from August and unchanged from September 2025. It is also below the record of $490,000 set in May and June.
Condos and townhomes had a median price of $290,000, down 1.4% from a year earlier.
Buyers have more choices
In September, 7,995 single-family homes were listed without offers, up 6.6% from a year earlier. Condo and townhome listings without offers rose 7.3%, to 2,796.
At September's sales pace, that is about a five-month supply of homes, up from roughly four months a year earlier. Sales slowed too: 2,169 homes, condos and townhomes sold in September, with home sales down 7.4% and condo and townhome sales down 12.6% from September 2025.
Homes are still selling
More choice for buyers does not mean homes are sitting. In September, 75.9% of homes and 70.5% of condos and townhomes sold within 60 days, both higher than a year earlier. Cash buyers made up 23.5% of sales, and distressed sales were just 1.1%.
What it means if you're selling this fall
With more homes on the market, buyers can compare. The homes that sell quickly are priced against what is selling now, not against the spring record. Ask your agent for recent sales near you, not just the headline median.
Condition matters more when buyers have options. Small repairs, a clean yard, and good photos help your home stand out in a longer list of choices.
If you're thinking about waiting
Mortgage rates are part of the picture. LVR President George Kypreos said recently rising rates are playing a bigger role in the market, and that "we don't know what's going to happen with rates in the near future."
That cuts both ways for timing. Rather than guessing, look at your own plans: when you need to move, what you need to net, and what homes like yours are selling for right now.
If you are weighing whether to list this fall or wait, I'm happy to pull the recent sales for your neighborhood and walk through the numbers with you.
